Grundtvigshus – A Discover Collection Property

We were connected with a local wealthy businessman who owns an attractive building in central Copenhagen. He holds his hands up to not being a developer and therefore required some advice/guidance & representation on how to develop this old unused office building into one of the city’s leading hotels.
We had to not only educate the owner/client, but also display the various ways in which we can add value over just building/developing a ‘generic’ 3 or 4* business hotel on a leased basis and therefore offering very little upside. By introducing the concept of an HMA and unlocking the strategic advice required to secure financing/construction loan for the project, we were then able to unlock much more value from the building and the relationships we have.
We secured Discover Collection, a pioneering new hospitality venture, the brainchild of ex-Six Senses President Bernhard Bohnenberger (BB) and Mike Meldman of Discovery Land Company and Casamigos Tequila. Discover Collection will look to unlock the very well-positioned location of the property in the vibrancy of Copenhagen. They are targeting a very 1% of the 1% type traveller, who appreciate highly curated experiences and hospitality. We as a team were able to advise on the feasibility and positioning of the gap in the market for a new luxury/ultra-luxury operator to enter the Copenhagen market.
Significantly increased GDV based on the increased offering as well as HMA operations. Also allowed the client to form a mutually beneficial partnership for us to sit alongside him in the project, as an owner’s representative, where both sides are consistently on the same page to maximise output/performance/outcome of the project whether for pure investment purpose or long-term hold of one of the city’s new trophy assets. With the team’s expertise ‘in-house’ we were able to take on many of the roles which a traditional owner would have had to constantly outsource to various advisors and 3rd parties. However with this set up, they are able to have one point of contact who remains with a shared aligned vision for the project.
